CASE STUDY - RENOVATION & MAINTENANCE
Multi-Trade Interior Renovation
Project Overview
This property engagement combined routine maintenance repairs with targeted renovation work — a common scenario for property managers dealing with assets that need both immediate fixes and longer-term condition improvements at the same time.
Rather than scheduling separate contractors for each scope, the owner consolidated everything under Gentek. The result was a phased, coordinated project that improved overall property condition across multiple systems while minimizing disruption to occupants throughout.

Scope of Work
The project combined maintenance and renovation work across four primary scopes:
-
Flooring replacement: existing flooring removed and replaced with new material throughout the property. Subfloor assessed and prepped prior to installation to ensure a clean, level result.
-
Full interior painting: all interior surfaces painted, including walls, ceilings, and trim. Surface preparation completed before any paint was applied to ensure adhesion and a lasting finish.
-
Window replacement: existing windows removed and replaced with new units, improving both weatherproofing and energy performance across the property.
-
General property upgrades: additional maintenance and repair items addressed as part of the same mobilization, reducing the cost and disruption of future service calls.
Combining Maintenance and Renovation
One of the most common inefficiencies property managers face is managing maintenance and renovation as completely separate workstreams — different contractors, different schedules, different invoices, repeated mobilization costs.
Gentek's model is built to handle both under one engagement. When a property needs a mix of repair work and upgrade work, combining them into a single coordinated project reduces total cost, cuts mobilization overhead, and delivers a cleaner result because all trades are sequenced properly from the start.
On this project, the work order was structured so that demolition and rough work came first, followed by window installation, then flooring, then painting — ensuring no trade stepped on another's completed work.
Project Outcomes
The completed project delivered measurable improvements to the property's condition across all four scopes within a single coordinated engagement. The phased approach kept occupant disruption to a minimum while ensuring each trade had the time and space to complete their scope properly.
